Riverhouse was originally operated as a hotel in Martinez’s downtown core, close to the train station and what was an active port at the time of the hotel’s construction.
This historic building has been operated as permanent housing since 1994 and the current renovation will prioritize the following scope:
- Repair and/or entirely replace the existing elevator
- Install a new elevator shaft and second elevator
- Replace all exterior windows
- Reconfigure all of the ground floor common area spaces to facilitate enhanced property management and resident services engagement with residents
- Reconfigure the second and third floor common area kitchens, and add a ground floor kitchen, to facilitate resident engagement
- Refurbish all apartments with new flooring, painting, cabinetry, and blinds
- Plumbing, heating, hot water distribution, and electrical system repairs
- Implement security system improvements
- Add heat pump air conditioning to all common areas and apartments
- Replace/improve foundations for seismic safety
- Raise all first floor units above floodplain and waterproof the electrical room and transformer
- Reconfigure 5 commercial spaces into 9 new residential units on the first floor,
- Reconfigure façade at ground level to maintain historic style without commercial access
