Property Description

Donner Field Senior Apartments is a new construction, 67-unit senior community comprised of one- and two-bedroom apartments, this development is 100% affordable to households aged 55+ earning at or below 60% of the area median income. The project will also reserve 17 units and provide supportive services with case managers for Seniors experiencing homelessness and who have been referred by the local Continuum of Care. Construction is expected to be complete in Spring 2027.
The project consists of one U-shaped two- and three-story residential building and a single-story community building. The heart of the project is a common greenspace that residences overlook and provides opportunities for seniors to socialize, garden, and relax. This greenspace is visually accessible from 45th street and provides connectivity to the neighborhood. Adult-education classes and services will be provided by Eden’s in-house resident services staff in the community building. Other site amenities include barbecue grills, a bocce ball court, computer room, raised beds for gardening, electric vehicle charging, bike storage space, and central laundry facilities. The project will be all-electric and is anticipated to receive GreenPoint Rated Gold certification.
The site was previously owned by the City of Sacramento and was awarded to Eden Housing via a Request for Proposal in late 2020. The City had attempted to develop it as affordable housing going back at least a decade and it was most recently designated for affordable housing in the City’s Stockton Boulevard Plan. Seniors were chosen for this project with the intention of providing stabilization to the neighborhood. It is the vision of the project that existing residents of the neighborhood will have the opportunity to move into this community as they age and stay in their neighborhood surrounded by family and friends.
