Property Description

Depot Commons, constructed in 1994, currently contains 13 rental housing units for families. Eden will be reconfiguring the project to accommodate 19 units (12 studios, 4 1-bedroom units, 3 2-bedroom units). This includes a 1-bedroom manager’s unit. The .41-acre site currently contains three two-story apartment buildings; one building containing a day care center, laundry room and manager’s unit; and one building for storage and maintenance equipment. The day care center will be converted into a community room as part of the rehabilitation. Lastly, parking at Depot Commons will have eight covered spaces. The property was acquired by Eden Housing in 2015, as part of a partnership between Eden and South County Housing, Inc., the original developer. They are now managed by Eden Housing Management, Inc. The proposed acquisition-rehabilitation project will bring necessary repairs to the property and will preserve its long-term affordability in a high-cost area.

The apartments are on a .41-acre site with shared outdoor space, a play structure, community room, laundry rooms, and covered surface parking. The scope of work includes:

• New exterior windows and stucco
• New solar photovoltaics system
• New drought‐tolerant landscaping and install water efficient irrigation
• New kitchen cabinet and appliance
• New flooring and hardware
