855 East Laurel Drive, Salinas, California
Community Type: Family
Property Description
Eden Housing was selected by the County of Monterey and the City of Salinas through a Request for Qualifications (RFQ) process to develop a piece of county-owned land located at 855 E. Laurel Dr. Salinas.
The project site is approximately 4.67 acres on an 86.56-acre parcel owned by the County of Monterey. It is on one of the main thoroughfares in the city of Salinas, accessible by public transportation, and is close to many amenities in the area, like parks, hospitals, grocery stores, and schools. Eden is proposing to develop the site in two phases that include 132 rental units offering one, two, and three bedrooms. The development project will be serving low-income families and farmworker families with households earning from 30% Area Median Income (AMI) to 60% AMI.
The proposed site plan and overall design are inspired not only by the City’s rich agricultural heritage but also by the site’s vibrant setting surrounded by open space, parks, soccer fields, recreation trails, and a future track and skate park. The two-phase community of 132 family and farm-worker apartments is housed in 3-story breezeway-type buildings each with its own communal laundry room, organized around two outdoor recreation and activity areas anchored by a single-story community building which houses indoor recreation spaces such as community rooms, computer labs, and after-school activity areas in addition to leasing and management offices and various resident-serving facilities. Outdoor recreation amenities include playgrounds, outdoor plaza areas, and communal gathering spaces.
Community Outreach
Eden has been working with Engage FORA on community outreach in tandem with design work. The project team has conducted interviews with a dozen stakeholders, three pop-up events, one open-housing workshop and an accountability event.
