San Ramon Approves First 100% Affordable Housing Community at Bishop Ranch

Sunset Development Company Partners with Eden Housing to Deliver 200 Affordable Homes

The City of San Ramon approved plans for Sunset Development Company to donate land to Eden Housing to build San Ramon’s first 100% affordable housing community within Bishop Ranch, marking a milestone for the Tri Valley.

Located at 2453 Camino Ramon, between Norris Canyon Road and Executive Parkway and directly across from City Village, the 2.2-acre site is currently home to Sunset Development’s Service Center and will be redeveloped into two multi-family residential buildings offering a total of 200 for-rent homes. The community includes a 120-residence building designed for working families, with half of the homes offering two- and three-bedroom floorplans, and an 80-residence building for seniors aged 55 and older.

Amenities in the family residences will include a technology center, career and school resource center, BBQ and picnic areas, big and little kid play spaces, quiet work-from-home rooms and bicycle parking. The senior residences will feature a fitness center, technology center, elevated outdoor deck with seating areas, picnic spaces and secure bike storage. Residents will also enjoy shared access to a central communal courtyard, a dog park, a community garden and direct connection to the Iron Horse Trail.

With the addition of this community, a greater number of affordable homes will be developed, due to the increased ratio and the city’s 15% mandate. Those who qualify will be low-income and very low-income individuals with AMIs ranging from 30 to 80%.

Eden Housing, a California-based nonprofit developer with more than 55 years of experience across 170 properties, will lead the design, construction and long-term management of the community. The development is intentionally planned to support a work-play-live lifestyle, encouraging walkability, access to multi-modal transit and reduced car dependency.
